• Overseeing deal execution from pricing proposal and quote, sourcing legal fee quotes for external counsel and review loan documentation.
• Line up funding mechanism and ensure CPs are met
• Iron out any issues that may hold up settlement/financial close and complete financial close checks such as rate set notice, confirm SSIs, distribution list and note CSs requirements.
• Manage the relationship with existing clients and deal with any outstanding queries or issues that arise and find a solution by liaising with internal and external stakeholders.
• Calculate interest payments and facilitate cash management.
• Ensure deliverables are provided and milestones are met and Borrower's compliance to the loan documentation.
• Facilitate progress claim and capex drawdowns and repayments.
• Facilitate any amendments to the loan documentation, assist and review any side letters or variation to the loan documentation.
• Liaise with legal counsel and senior management on the closing of new transactions, including review of loan documentation, complete KYC, CPs satisfaction, facilitate funding mechanics at closing.
• Manage a portfolio of loans and multiple transactions to meet project deadlines and deliver a consistent high level of service to clients whilst adhering to policies and procedures.
• Collect and analyse Borrower reports (rent rolls, operating statements, covenants, property update).
• Ensuring reporting requirements and obligations are met as per loan agreement.
• Represent clients and investors on a daily basis through role as facility agent and deal with day to day requests such as lease consents, redemption, document signing, invoice payments and general queries.
• Support the team with cash flow modelling and financial analysis, review of Borrower reporting and covenant calculation, drawdown requests, provide recommendation and obtain credit approval for various consents.
• Prepare presentation slides on portfolio updates for Starwood quarterly global investment meeting.
• Relationship manage substantial and complex commercial real estate portfolio and grow the business.
• Conduct analysis, cash flow and recommend structure for new lending opportunities and present proposals to credit committee for approval.
• Manage new lending transactions from start to finish including reviewing valuation report, reviewing the legal documentation, execution of security package, property visits to drawdown of funds.
• Conduct regular quarterly reporting to credit team on the portfolio and ensure that the assets are well maintained and identify any potential risks such as expiring leases, break clauses and tenant covenant.
• Achieve asset divestment with minimal provision by liaising with private equity firms, fund and asset managers and real estate professionals to maximise the value of the assets through re-gearing leases, analysing development opportunities and ensuring quality tenants are in place.
• Conduct analysis and recommend debt restructure on impaired loan facilities and analyse exit strategy that is achievable.
• Prepare quarterly reporting to credit team on a portfolio of borrowers and ensure that asset divestment strategy is on track.
• This includes identifying any early warning signs that may delay progress.
• Conduct property visits and ensure any asset management works such as development, refurbishment and re-lettings are on track.
• Manage a portfolio of high net worth individuals and support their banking and transaction needs.
• Deliver a superior customer experience and handle and solve customer issues in a timely manner.
• Work with other professionals such as mortgage advisor a and business manager to identify opportunities for business referrals.
• Relationship manage a portfolio of corporate and real estate clients and make recommendations on solution and cross selling opportunities. Deliver high quality deal origination through credit analysis and risk assessment of new lending.
• Deliver high quality interim credit review of existing lending and identify emerging risk and/or trend.
• Assess client's proposals and liaise with surveyors and solicitors on potential property redevelopment, additional drawdown and new acquisition.
• Assist Senior Business Development Manager with required pre-approval credit activities for the acquisition of new corporate customer which includes property investment and development finance.
• Evaluate and analyse the loan structures, security, documentation and other terms to confirm avenues of recourse and complete the credit submission.
• Work with team members and business partners to coordinate the sales process such as tender, presentations, managing the transaction and the seamless transition to the appropriate relationship management segment.
• Supervise the transition and documentation team to ensure that the deal build and transition happens smoothly and defectively.
