Since moving to Australia in January 2024 I have been working with Beth Rivkah Colleges as part of their maintenance team in which I have conducted the following works and tasks but not limited to the following:

• Improved equipment reliability by conducting regular maintenance and inspections.
• Reduced downtime through preventative maintenance tasks and timely repairs.
• Enhanced safety standards by ensuring all equipment was properly maintained and compliant with regulations.
• Safe and appropriate use of power tools in order to complete daily tasks and maintenance repairs on a day to day basis.
• Liaising with senior members of staff in order to understand requirements of each task and materials needed to carry works.
• Ensuring safety of other members of staff and students through identification and elimination of possible hazards/ health and safety concerns throughout the premises.
• Conducted routine walk-throughs of facilities to identify potential issues before they escalated into costly repairs.
• Resolved day-to-day operational issues to reach short- and long-term performance goals.

• Roles & Responsibilities:

• Overseeing required maintenance works to NIHE building stock within the West Belfast area.
• Measuring for required materials on site along with taking into account possible unforeseen works and costs throughout each project.
• Ensuring timely attendance of contractors on site based on the nature of works and priority level.
• Conducting site inspections and snag lists following completion of each job.
• Dealing with tenant complaints/ requests in order to ensure timescales are achieved.
• Surveying properties in order to address access requirements for both disabled and visually impaired tenants along with implementing appropriate measures in order to improve their home life.

• Assisting senior members of staff with the completion of schedules of dilapidations for both landlord and tenant based clients to include; measuring internal floor spaces, reviewing lease documents in order to understand leasehold obligations in relation to each client, preparing detailed schedules of dilapidations along with liaising with clients and other surveyors during the dilapidation process in order to achieve a suitable financial outcome for each client.
• Carrying out comprehensive schedules of condition for both commercial and domestic properties which involved recording damp readings through the use of a damp meter, understanding building materials used both internally and externally within each building along with accurately recording all relevant information.
• Conducting measured surveys of both domestic and commercial properties as required.
• Assisting senior members of staff with producing forward maintenance plans in relation to commercial properties with a particular focus on roof repairs in relation to sheet edge corrosion and defective materials used at roof level.
• Completing tender documents for both repair and demolition works within small to medium scale properties to include pricing documents, drawings, assessing tender returns by assisting senior members with tender reports with also meeting contractors on site to conduct both pre-start and progress meetings throughout the duration of the project.

• Assisting the spray booth manager with preparing architectural signage prior to receiving paint work.
• Assembling signage to include the safe packaging and loading/off-loading of materials on site through the use of a forklift.
• Carrying out general yard duties to include cleaning and maintenance works throughout.
• Delivered timely completion of projects by effectively managing workload and prioritizing tasks.
• Contributed to a reduction in rework rates by consistently following quality control guidelines during the painting process.
• Expanded skill set through continuous learning of new equipment, techniques, and industry trends related to spray painting.

• Worked alongside senior management in order to oversee projects from inception to completion across programming, and construction management.
• Working as part of a team with senior site supervisors in order to ensure day to day works were carried out to include:
• Site inductions, face fit testing and weekly tool box talks.
• Creating job lists for demolition works on site.
• Ordering additional materials and equipment as required.
• Completing weekly documentation to ensure site diaries and health & safety forms were updated.
• Effectively using the construction site app ' Field Wire' to monitor on site works and to create photographic evidence of completed works.

Prior to and during my university studies I have worked part time as a bartender which had many roles that helped to improve my people skills, money handling, planning and organisation skills. During my time as a bar attendant the following responsibilities included:

• Enhanced customer experience by providing exceptional service and attending to their needs promptly.
• Maintained a clean and organized bar area, ensuring a welcoming atmosphere for patrons.
• Efficiently managed inventory levels, placing orders as needed to ensure product availability.
• Working safely and efficiently as possible in a busy environment in the effort to keep both customers and residents happy.
