• Henroth Investments Pty Limited is one Australia's largest family property business and I was responsible for the management of their immense commercial property portfolio with assets located in New South Wales, Victoria & Queensland.
• The Property team consisted of:

- Asset Property Manager whom I reported to directly and we worked as brothers to ensure we achieved the highest and best result for the family.

- Operations Manager whom I worked closely with to ensure the properties were repaired and maintained cost effectively and were at all times compliant i.e. AFSS.

- Increased tenant satisfaction by promptly addressing maintenance issues and concerns.

- Prepared scope of works and obtained quotes for Landlord's Works to satisfy the agreed terms of the lease.

- Managed the lodgment of DAs to obtaining CCs.

- Accounts Department who were brilliant and produced the financial reports I sought including but not limited to tenants monthly invoices that I checked and approved prior to being issued.

• I prepared all the annual budgets for the properties under my management including Capital, Operational and (Tenant Outgoing budgets and reconciliations) maintaining fiscal responsibility.
• I represented the family on the Manly Corso Owners Group that was tied in with the Manly Chamber of Commerce that lobbied Council for capital improvements along the Corso.
• Commissioned Real Estate Agents to market and lease our vacant properties which including signing off on Agreement to Lease documents.
• Negotiated favorable lease terms with prospective / standing tenants, securing long-term occupancy agreements.
• Established rental rates by surveying local rental rates and calculated overhead costs.
• Coordinated with legal counsel to prepare leases and resolve complex tenant disputes, protecting property owner interests. I know my around a commercial/retail lease.
• Cultivated a professional atmosphere within managed properties by enforcing lease terms consistently among all tenants.
• Investigated and resolved any tenant complaints.
• Streamlined property management processes for improved efficiency and cost savings.
• Applied all rental increases under lease.
• Negotiated market reviews and commissioned Valuers if required.
