- Prepare detailed contract write-ups in alignment with company policies, client choices, industry guidelines, ensuring accuracy and compliance across all sales documentation.
- Preparing and handling of HIA (Housing Industry Association) contracts, ensuring compliance with residential building regulations, legislative requirements and client-specific variations.
- Scheduling of appointments, ensuring clients are well-informed and reminded of their upcoming appointment and documentation is prepared for consultant.
- Liaising with finance brokers to ensure correct documentation is on file, confirming funds included to mortgage loans and confirming customer contribution amounts, confirming with banks to ensure finishing items can be removed from contracts.
- Conducted prestart meetings to assist clients with colour, material and structural design choices.
- Liaising with external suppliers and contractors including Clipsal, Legrand, Crosby Tiles and Carpet Call to create selection sheets, quotes and resolve client queries/issues.
- Prepare and raise variations with clients and internal teams such as Drafting & Construction to ensure accurate documentation, upgrade costings and Council/Shire approval procedures.
- Manage and update addenda documentation and tile selection sheets to reflect client changes, design choices, to provide clarification and selections for the construction team. on-site trades and for client records.
- Primary point of contact for client communications, providing updates, managing expectations and resolving issues promptly to ensure a high level of customer satisfaction.
- Cross reference supplier orders against addenda, plans and tile selections to ensure accuracy prior to delivery and reducing discrepancies across construction stages.
- Update and adjust purchase orders to suit issues on-site and maintain cost accuracy and alignment with suppliers.
- Raise site extra purchase orders based on issues on-site as per supervisor and trade requests to ensure no further on-site delays and issues.
- Managing BA7 submissions (Notice of Completion) through online council portals and emailing councils directly.
- Updating key register to ensure all keys are available for handover of homes.
- Assemble and set up handover boxes with applicable client documents, warranties, vouchers and user manuals.
- Liaise with trades, suppliers, site supervisors, and internal departments, acting as a communication point for scheduling, clarifications and on-site delivery coordination.
Duties Involved - greeting customers & Uber Eats/Door Dash drivers, taking orders in person and via phone using POS, operating Uber Eats/Door Dash systems, collecting money and operating eftpos machine, bagging orders, restocking drinks fridge, serving food to dine in area, cleaning of restaurant and counting of till at end of night.
