A full end to end delivery of high quality residential projects from land acquisition and design through to construction oversight and profitable sale of completed homes.
Key Responsibilities:
• Land Acquisition & Project Selection
Identify, evaluate, and secure suitable residential building lots in Christchurch and surrounding areas for new home developments.
• Design & Pre-Construction
Engage and collaborate with architects, engineers, and designers to develop high-quality, compliant residential building plans that meet client expectations, council requirements, and budget parameters.
• Builder Selection & Tendering
Prepare tender documents and manage the competitive bidding process. Shortlist and select reliable, quality builders for each residential project.
• Project Oversight & Construction Management
Actively oversee all stages of the building process — from site preparation and foundations through to framing, lock-up, interior fit-out, and final completion.
Conduct regular site visits, monitor progress, quality, safety, and compliance with New Zealand Building Code and Christchurch City Council standards.
• Budget & Financial Management
Manage project budgets, control costs, approve variations, and ensure strong profit margins on each development. Track and report on project financial performance.
• Sales & Marketing of Completed Properties
Prepare completed homes for sale, coordinate with real estate agents, and manage the sales process to achieve timely and profitable settlements.
• Risk Management & Compliance
Ensure all projects meet health & safety requirements, building consents, and regulatory obligations. Proactively manage risks and resolve any issues that arise during construction.
• Stakeholder Management
Build and maintain strong relationships with architects, builders, subcontractors, suppliers, council officers, and real estate professionals in the Christchurch region.
