I was responsible for providing a wide range of valuations to CBA, ANZ, NAB, Macquarie and other private clients. These valuations included market valuations, ‘As If Complete’ valuations, ‘To Be Erected’ valuations and hypothetical development.


Multi-Tasking:

  • Visiting on average 8-10 daily onsite property inspections on behalf of CBA, ANZ, NAB, Macquarie and other private clients
  • Daily valuations ranged from market valuations, ‘As If Complete’ valuations, ‘To Be Erected’ valuations and hypothetical development
  • This required a substantial knowledge of the property market, and a highly analytical mind
  • Meticulous research was necessary for each job, including zoning and planning analysis, title analysis, market research, supply/demand forecast, market trends and construction estimation
  • In addition to banks, valuers also liaised with Mortgage Brokers looking to either follow up on valuation progress or looking to discuss/review the valuations given


Time Management:

  • Daily scheduling of property visits was critical for success
  • As was scheduling administration time
  • Each property required prior inspection preparation and evaluation report writing time, outlining the valuation and risk associated with the property
  • Meaning 8-10 inspections required prior preparation and writing time of up to 1 hour for each property


KPI/High Pressure Environment:

  • Lee Property Valuers & Advisors have a set percentage of jobs that need to be delivered to banks on time
  • This is generally 24 hours turnaround time on the report after inspection
  • Resulting in 8-10 evaluation reports daily in addition to property inspections
  • Not delivering on this timeframe had flow on effects within the business meaning valuers were expected to deliver all reports on time
  • Following the Banking Royal Commission, valuers were required to provide the banks with a significantly more in-depth risk assessment of each property for all valuations
  • This included market direction, economic issues, market conditions, construction issues, marketability for re-sale, and any onerous contractual clauses that may exist such as restriction on re-sale, covenants, option clauses, etc
  • Not comprehensively identifying the risk of a loan could place Lee Property Valuers & Advisors at risk of being sued and result in the valuer being called into Court
  • Meaning that a high level of detail was required in report preparation during the 24 hours turn around time.
