  • • This position was a full-time salaried role.
    • My responsibilities included inspecting, analyzing, and valuing residential, semi-rural, and premium residential properties valued at up to $10 million. I serviced both urban and rural properties in the broader Macarthur region, which encompassed local government areas such as Camden, Campbelltown, Wollondilly, and Liverpool.
    • Due to my proven dependability and the high level of confidence management had in my skills, I received minimal supervision in my role. This autonomy allowed me to manage my own workflow, which included booking appointments, conducting property inspections, and writing both short-form and long-form reports. I sent these reports directly to clients without the need for a co-signatory.
    • I consistently met my monthly fee-writing targets and maintained a very low review rate for my reports, reflecting high client satisfaction due to the thorough analysis and detailed commentary I provided.
    • With NSW State Govt changes to SEPP (Housing) in 2021, there was noticeable change in the local market, specifically an increase in the construction of second dwellings and granny flats in the area. Responding to a change in the market, I was able to develop and formalize a standardized format for assessing dual-income properties. This format included both the Direct Comparison approach and the Capitalization of Income. This approach clarified parameters for other Valuers in the team and it also provided a consistent product that lenders could easily interpret and understand. This lead to a reduction in turn around time for reports and a reduction in queries from clients and brokers.

  • In this full-time salaried position, I took charge of supervising and managing a team of eight Residential Valuers while also conducting and completing valuations for residential, semi-rural, and premium residential properties. My team effectively covered a broad area, spanning from the Western Sydney fringe to the Inner West.
  • This role was not only very diverse but also presented significant challenges, especially in the beginning. At that time, only a small number of our Valuers were certified (CPV), and nearly all reports required rigorous checking and co-signing. All quality control for my team rested on my shoulders.
  • Another challenge was in part due to many team members being from non-english speaking backgrounds. I was able to arrest this by identifying the common lapses in their written language and engaging a former school teacher was a specialist NESB to provide specialist training for the team.
  • One of my standout achievements was the comprehensive retraining of staff in key areas such as report writing, analytical methods, and time efficiency. As a direct result of my leadership, I successfully guided five individual Valuers to obtain their Certified Practicing Valuer (CPV) status with the Australian Property Institute (API). This accomplishment was crucial in significantly increasing the volume and value of work the firm could manage and service.
  • When I took over the team, I recognized that the culture was lacking, particularly in terms of motivation. Many team members were feeling burnt out from long hours and unappreciated for their hard work. To address this, I confidently initiated monthly lunch meetings on Fridays to foster a sense of value and community. During these meetings, I learned about the team's main concerns and took steps to address them. Although the company initially refused to cover the costs, I took the initiative to pay for these lunches myself, demonstrating to the team that I truly supported them and was committed to improving their experience. As a result of this initiative, the team's motivation noticeably improved.
  • Collaborated with other management staff from the Brisbane office to develop a consistent approach for assessing properties eligible for the NRAS (National Rental Affordability Scheme) scheme introduced by the Rudd Labor Government. The approach incorporate standardised commentary and utilized direct comparison and net present value (NPV) techniques, ensuring compliance with API guidelines. This project allowed Valuers to be more efficient in assessing this style of property, provided a standard product to lenders and provided crucial advice on how the scheme operated. This had the impact of improving the firms professional image

  • I successfully secured a contractor position after spending a significant amount of time living and working in London. This role required me to navigate the diverse and dynamic environments of the greater Sydney metropolitan area, allowing me to sharpen my research skills while adapting to vastly different locales almost every day.

    Working closely with the Senior Valuer, I participated in daily briefings that provided valuable insights and a deeper understanding of the various valuation instructions on my list. My key responsibilities included scheduling appointments, conducting inspections, and preparing detailed reports, which I sent directly to clients using the Valex platform. This experience not only enhanced my organizational skills but also reinforced my ability to deliver high-quality results in a fast-paced environment.
