Accomplishments

Indigenous Business Australia - From late 2023 to the present as the Property and Services Manager.

· Financial and monthly reconciled invoices were suggested for procedural adjustments at Evolve FM. This has provided the IBA property team and Evolve FM with a clearer understanding of data accumulation.

· I spearheaded property relocation projects, and they were effectively completed within a limited timeframe and budget, resulting in a surplus savings of $388k. The process involved the acquisition of property and contractual procurement.

· Project The Canberra relocation scope of work was initially allocated $800K, which included a change in direction from management in accordance with business requirements. The budget included two additional relocations: Adelaide and Tamworth.

· Canberra Relocation—The financial savings resulting from the Canberra relocation enable IBA to the annual rent savings for this tenancy are $616,470 under a lease agreement.

· Negotiation of a property lease—previous legacy the tenant representative for commercial lease negotiation would be appointed by IBA, thereby circumventing the previous inheritance. I successfully negotiated the lease term with the landlord representative, resulting in a savings of $600,000 over the course of five years.

· Philip Royle, senior manager, granted me the opportunity to temporarily assume his active role at IBA level 7. This was a moment of pride and a valuable learning experience that was effectively pursued with the assistance of senior managers and executives.

· In 2024, I voluntarily assumed the role of caretaker in the interim, filling in the long-term gaps caused by the absence of higher administration at IBA level 6. Managing responsibilities that are beyond the scope of physical and system security compliance.

Business-Leasing Solution Indigenous Business Australia Property Manager.

· I handled and exceeded my role requirements with the trust property and lease portfolio at IEDT Trust and DIET, which included 43 commercial and residential buildings. Portfolio valuation in 2023 was 18.5million and 4.5 million.

· Senior management gave us little direction for nearly two years of operational and governance work. Our IBA collaboration with the Dept. of Health and other Commonwealth institutions was fruitful.

· Reconsidering SA valuation's overall conclusion saved IBA $21,000 per year.

· With IBA Legal, we analysed all state rates nationwide and applied for a fire tax levy and property rate exemption, saving IBA $70k yearly.

Anyinginyi Health Aboriginal Corporation Asset Property and Facility manager.

· Anyinginyi Health Aboriginal Corporation let me build its IT infrastructure, including boardrooms and conferencing. I did in-house R&D using my ideas and vision. Anyinginyi saved $145,000 on IT development outside costs. Anyinginyi health would aid others with the distant development of individuals and organisations. The project comprised R&D tasks like purchasing, building, testing, and deployment, which I managed. This vision has enhanced rural health services through telehealth and video discussions with professionals. This project has greatly decreased NT government/community travel and time expenditures.

· AHAC Property Infrastructure Projects: The remote community sports and recreation centre renovation and extension project was successfully and timely delivered. Project value: $460,000.

· The AHAC New Men’s and Women’s Family Centre: The renovation and development of new women’s and men’s centres cost over $880,000; an additional building project worth $580,000 was included to ensure timely completion.

· Research recommended helping in the application of a new asset and accounting system for the organisation through the development of an e-document management system, deploying a new video-based training system, and providing multi-display workstations for the finance team.

· Privilege Chaired the IT committee for 2015-2016; under committee guidance, various developments were reviewed and changes applied.

· Telstra Managed Account review and Appraisals -The Telstra project consolidated business processing, billing distribution, internal budgeting, and cost distribution across many Telstra accounts. This gave Anyinginyi a deeper perspective of Telstra's spending and a $60,000 loyalty reward. This benefit lasts three years.

· AGPAL and NZS ISO9001:2008 coordinator accreditation.

· I coordinated modifications and advances for the company, which earned NZS ISO9001:2008 on its first try. Also took the Auditors Course 2015 and was privileged to directly connect with ISO accreditation independent organisations and learn extensive work health and safety corrective rectification procedures to achieve ISO 9001: 2008.
