  • I handled Paseo de Roces condominium a two (2) high rise building with commercial spaces and The Grand Midori Tower a two (2) high rise building with commercial located in Makati City from construction to acceptance.
  • I am participated in testing and commissioning and punch listing of building equipment and systems common area. Attends project technical group / Construction coordination meeting to provide inputs and raise potential operational building concern. Establish and update equipment database, create 52-week comprehensive preventive maintenance calendar and technical profile of the building. Review the engineering plans and standards to be implemented.
  • During my time I conducted and accepted the testing and commissioning of the following equipment’s:

  • OPERATIONS :
    I supervise, monitor and manage technical staff/multi-skilled technicians to ensure proper execution of routine, preventive, as well as corrective maintenance of building systems/common area/equipment, job request inside the residential units and other tasks as assigned.
    I supervise operations of all systems and equipment of the common areas and facilities of the project to keep such in good working condition. Prepares and oversees the maintenance program of mechanical, electrical, plumbing, fire detection and protection, sanitary and utilities and auxiliary systems, facilities and equipment. Recommend measure for possible upgrading of the project's facilities to further enhance its operation and make recommendations for energy conservation program and other cost saving initiatives. Ensure timely renewal of permits, licenses and other government mandated requirements.
    Provides monthly engineering reports and assist in the preparation and formulation of the Annual Budget (OPEX and CAPEX). Supervise and coordinate with any and all service providers, contractors and suppliers contracted by the corporation for the preventive maintenance of the facilities.

    •Responsible with all the technical aspects of the building such as equipment, facilities, interior and exterior works, etc.
    •Provide technical input during the preparation of the construction and design guidelines for the Tenant’s fit-out.
    •Evaluate tenant construction plans and endorse approval by the assigned authorized personnel of the association or EPPI; ensure that all plans are evaluated and released on schedule.
    •Make sure that if there is a required Government Permit prior to any renovation activity, it should be implemented as required.
    •Conduct regular inspection of tenant fit-out and monitor compliance to construction and design guidelines as well as on the approved plans.
    • Study all equipment manuals, prepare and implement preventive maintenance programs for all equipment
