• I handled Paseo de Roces condominium a two (2) high rise building with commercial spaces and The Grand Midori Tower a two (2) high rise building with commercial located in Makati City from construction to acceptance.
• I am participated in testing and commissioning and punch listing of building equipment and systems common area. Attends project technical group / Construction coordination meeting to provide inputs and raise potential operational building concern. Establish and update equipment database, create 52-week comprehensive preventive maintenance calendar and technical profile of the building. Review the engineering plans and standards to be implemented.

• OPERATIONS :
  I supervise, monitor and manage technical staff/multi-skilled technicians to ensure proper execution of routine, preventive, as well as corrective maintenance of building systems/common area/equipment, job request inside the residential units and other tasks as assigned.
  I supervise operations of all systems and equipment of the common areas and facilities of the project to keep such in good working condition. Prepares and oversees the maintenance program of mechanical, electrical, plumbing, fire detection and protection, sanitary and utilities and auxiliary systems, facilities and equipment. Recommend measure for possible upgrading of the project's facilities to further enhance its operation and make recommendations for energy conservation program and other cost saving initiatives. Ensure timely renewal of permits, licenses and other government mandated requirements.
  Provides monthly engineering reports and assist in the preparation and formulation of the Annual Budget (OPEX and CAPEX). Supervise and coordinate with any and all service providers, contractors and suppliers contracted by the corporation for the preventive maintenance of the facilities.

• I have handled the pre-operations and operations of Jazz Residences project 4 high rise Tower located in Makati city with commercial spaces.

• Conducted testing and commissioning of project building's machinery and equipment; Responsible for Operation and Maintenance of ff equipment: Fire Protection System, Fire Detection and Alarm System, Elevator System, Water System, Pressurization Fans & Blowers, Sewage Treatment Plant, Generator System, Electrical System, PACU units.
  •Ensure that all equipment and utilities undergo proper testing and commissioning prior to turnover.
  •Coordinate with project construction proponent regarding property requirements for general operations of all technical aspect of the property; ensure that the construction group submits all requirements for turn-over.
  •Responsible with all the technical aspects of the building such as equipment, facilities, interior and exterior works, etc.
  •Provide technical input during the preparation of the construction and design guidelines for the Tenant’s fit-out.
  •Evaluate tenant construction plans and endorse approval by the assigned authorized personnel of the association or EPPI; ensure that all plans are evaluated and released on schedule.
  •Make sure that if there is a required Government Permit prior to any renovation activity, it should be implemented as required.
  •Conduct regular inspection of tenant fit-out and monitor compliance to construction and design guidelines as well as on the approved plans.
  • Study all equipment manuals, prepare and implement preventive maintenance programs for all equipment
  • Prepare monitoring and preventive maintenance forms for all equipment and machine rooms.
  • Prepare and implement fire safety standards and procedures for the property.
  • Coordinate fire safety plan with security, technical maintenance, housekeeping and other contractual personnel.
  • Prepare preventive maintenance programs for all fire protection and fire alarm equipment and devices.
  • Provide inputs for renovation, minor, major and capital expenditure projects.
  • Prepare scope of work, canvass supplier/contractors and evaluate bids for project.

• I handle Avida Towers Centera a four (4) high rise condominium & commercial Towers (32 floors each) for the operation an maintenance of the equipment. During my time I handled various upgrade and rehabilitation:

1. Rehabilitate of Sewage Treatment Plant Facility specially sequencing batch reactor (SBR).

2. Rectification of Automatic Fire Sprinkler System as per fire code.

3. Upgrading of 4-unit Transfer Pump soft starter control panel

4. Completion and Acceptance of 3-unit Mitsubishi Elevator System for Tower 5. (Replacement of 6-Hoisting Rope)

6. Rehabilitate Electrical System & Automatic Transfer Switch for Generator

• Property Management is also one of the scopes as Engineering Officer, assisting tenants/owners with their daily concerns.

• I handle the Fire Sprinkler System installation of 36 storey building of Escala Salcedo. Conduct hydrotesting of sprinkler line, testting and commissioning of vertical fire pump turbine.
• In-charge of operations on site, implements QuESH management system through compliance to established procedures, work instructions, objectives and other requirements
• Reviewing MEPFS engineering plans to be implemented based on engineering codes and ensure that all are do some revisions actual condition of the site
• Responsible in testing and commissioning of the system including the major equipment
• Conduct punch listing of building equipment and systems common area
• Attends project technical group / Construction coordination meeting to provide inputs and raise potential operational building concern.

• I was assigned with National Factory for making cans. I handled the productions mechanical equipment such as printing machine, press machines, cutting machines, conveyors, air compressors and dryers.
• I was also assigned with recycling oil. Monitoring of chillers and cooling towers.
• I ensure that all equipment and facilities are in good working condition by conducting regular inspection and maintenance.
• Implement preventive maintenance and undertake corrective maintenance
• Implement Energy-conservation and cost-saving measures while monitoring utilities consumption
• Monitor works and ensure that all guidelines are strictly followed
• Provide project status reports to Plant Superintendent.

• I was assigned in Cathay Pacific Steel Corporation. I handled the mechanical spare parts repair and maintenance. I handled various equipments such as Air compressors, submersible water pump, centrifugal pumps, hydraulic and pneumatic cylinders.
• I have learned methods and processes involve in the manufacture of the Company's product, instruction on the proper operations and maintenance of equipment, tools and machineries
• Hands-on with the preventive maintenance of various equipment
• Responsible for the replacement and re-alignment of pumps and motors, hydraulic gearbox, replacement of bearings and shafting
