As part of the PropConnex case competition, our team was tasked with developing a strategic business plan for maximizing the utilization of a significant land parcel, aiming to enhance cash flow for a prospective investor. Despite unforeseen challenges that prevented us from presenting, my contributions were integral to our team's success:

• Strategic Financial Analysis: Led the research and development of detailed financial projections, including construction costs, return on investment (ROI), and cash flow forecasts. This involved assessing various scenarios to recommend the most profitable and feasible use of the land.
• Business Strategy Development: Collaborated with team members to formulate a cohesive business strategy aligned with the fund's objectives. This included identifying optimal development themes and pathways to maximize profitability while considering location-specific factors.
• Enhanced Technical Skills: Improved proficiency in Microsoft PowerPoint and Excel, utilizing advanced formulas and shortcuts to create compelling presentations and accurate financial models. This experience enhanced my ability to communicate complex data effectively and streamline analysis processes.
• Team Leadership and Coordination: Played a key role in facilitating team meetings, reviews, and resolving challenges that emerged during the planning process. Proactively addressed queries and provided strategic solutions to ensure our project remained on track and aligned with our client's expectations.

Despite not presenting, our team successfully achieved all set ROI and cash flow targets, validating our strategic recommendations. Objectives:

As a member of the Internal Relations Subcommittee at UNIT mq, my role is pivotal in ensuring cohesive internal operations and fostering a supportive environment for all members. Key objectives include:

• Coordinate Internal Communications: Facilitate effective communication channels within the organization, ensuring timely dissemination of information regarding meetings, events, and initiatives through newsletters, emails, and other platforms.
• Monitor and Support Sub-Committees: Oversee the activities of various sub-committees to ensure alignment with UNIT mq’s objectives. Provide guidance and support to sub-committees as needed to enhance their effectiveness and contribution to the organization.
• Advocate for Members' Interests: Act as a representative and advocate for the concerns and interests of UNIT mq members in decision-making processes, ensuring their voices are heard and considered.
• Liaise with Other Student Associations: Establish and maintain relationships with other student organizations within the university community. Foster collaboration on joint events, resource sharing, and support for initiatives that benefit all members.
• Promote Inclusion and Diversity: Promote and uphold a culture of inclusion and diversity within UNIT mq, ensuring that all members feel valued and respected irrespective of their background or experience level.
• Collaboration with External Relations Team: Work closely with the External Relations Director and their team to align internal goals with external partnerships and collaborations. Ensure synergy between UNIT mq’s objectives and external stakeholders’ interests.
